The BridgeWell Preferred Income LP (“the Fund”) was created to provide Private Investors with consistent monthly income from a real-estate-secured investment. The Fund invests primarily in residential mortgage notes originated by BridgeWell Capital LLC (“BridgeWell”), to provide a strong 7% yield, low risk return to its members.

How does BridgeWell Capital approve loans?

BridgeWell’s approvals are primarily based on an investor’s ability to succeed. They look for 3 components in every loan they approve: Benefit: BridgeWell is committed to WIN-WIN business transactions. They only fund loans where there is clear substantial benefit to motivate the borrower. Equity: BridgeWell looks for investment projects where there is solid equity right from the beginning. Funding great buys on a solid properties helps ensure a solid cashflow for the Fund and all its members. Exit: Successful real estate investment projects typically require a workable exit strategy. This may be a prompt re-sale plan for a “buy-fix-sell” project or conventional refinance (or cash pay-out) plan for “buy & hold” projects. A well-planned, realistic exit strategy is a key component of all successful real estate investment projects.

What type of investment properties does BridgeWell Capital lend on?

BridgeWell provides funding for residential, non-owner occupied properties and commercial properties including (but not limited to): apartments, retail spaces and mixed-use buildings. They do not currently lend on mobile or manufactured homes, gas stations, strip malls or new construction projects.
